Shapiro & Associates Law: 2024 Year in Review

Here’s a closer look at some of the incredible projects we’ve been honored to support in 2024.

Brothers’ Field

We were pleased to be part of a project in which our client was granted a special use permit for a special event venue, text amendment and preliminary and final planned unit development relating to a portion of Red Oaks planned unit development.

Brother’s Field initially started when its owners offered outdoor movies during Covid. After an overwhelmingly positive reaction, ownership decided to slowly build Brothers' Field into what it is today, featuring wagon rides, Princess Fairytale Fest, Blues Fest, food trucks, and outdoor movies on a huge screen. The redevelopment of Brothers’ Field will include four phases, providing improvement to existing structures, the outdoor pavilion and bar.

Persin & Robbin

We were part of a very talented development team of professionals that helped our client, Persin & Robbin Jewelers, find an exciting new location in Deer Park, Illinois. The original store was founded in 1958 by Ben Persin and Irv Robbin and has been serving customers from its current site in downtown Arlington Heights for the past 65 years. The future flagship location of Persin & Robbin Jewelers will have over 6500 square feet of new space and occupy 2.47 acres of land.

The Village approved the annexation of two lots, which needed to be disconnected from the Village of Palatine, along with the rezoning, plat consolidation of the Deer Park lot, and a final planned development for the construction of the new Persin & Robbin Jewelry store.

Edward Rose and Sons

Shapiro & Associates supported Edward Rose & Sons (ERS) to help secure the essential land use approvals, including property annexation, rezoning, planned unit development, subdivision platting, and the necessary agreements for the development of 180 senior apartments and 700 market-rate units. It was a privilege to contribute to a project that blends open spaces, neighborhood-style groupings, and easy access to shared amenities.

Leading Homebuilder

We helped our client receive preliminary approval for a 22-custom-home residential development.

We assisted a complicated transition and finalized plans from a rental to a for-sale residential development consisting of 41 single-family units.

Our firm also secured zoning approvals for nationally known restaurants including:

A casual dining restaurant with over 24 years of operational experience in Deer Park, Illinois. The 9000 square-foot building, with a covered outdoor patio, features high ceilings, large windows, a spacious patio, and a central bar and accommodates a total of 230 people, including a lounge, bar, dining area, and host station.

A full-service Mediterranean restaurant which is part of a well-regarded operator with several locations across Chicagoland, offering a variety of dining concepts. The restaurant will occupy about 6800 square feet, with 209 indoor and outdoor seats and 70 parking spaces.

RDA/Financial Incentive Approval:

Shapiro & Associates Law aided a clothing branding and manufacturing firm in negotiating a development agreement for a new 50,000 square-foot manufacturing facility that will serve as their corporate headquarters.
